Mailers - What style mailer do you see getting the most traction?

Hi All! - My name is Ryan and I am looking to initiate a new mailer strategy for my own personal real estate deal/purchase. My fiance and I are focusing on our residential neighborhood where we hope to buy a duplex (side by side) property to live on one side and rent out the other as our first official purchase as we begin our new lives together. I want to begin with sending mailers out to every distressed duplex I can find by us. 

With that in mind, what type/style have you all had the most success rate with?

I myself am a real estate broker in NYC and tend to have the most traction with a more simple memo/personal type of mailer on letterhead opposed to something with a bunch of graphics.

Any and all feedback is greatly appreciated!
