Hi Everyone,I am super excited to announce that our company is "this close" to closing our first deal (close date is 7/23) of two 4-plex properties.

I would think they should be able to show paystubs for the year to date earning divided by her hourly wage to establish average amount of hours per week and then see if that corresponds to her W2's for the last 2 years and if they all match up and her debt to income ratio works, move on.  

Popcorn ceilings, brown wood cabinets, flooring, paneling, dated paint and wallpaper. 

Closing date was July 20th with the second floor unit (least qualified tenant/way under market) being vacant at closing. 

Seller shall repair any damage that occurs from the date of this Contract to the date of Closing, reasonable wear and tear excepted.

First check with your bank, then banks and credit unions, but, they will want an appraisal on the property most likely along with your first born.There are note buyers who will buy a portion of your note, like 4 years worth at a discount, you would need to shop them.It would be easier to sell the note in whole or in part with a repurchase agreement at a later date.

I'd recommend using the standard or promulgated contract rather than inventing or using some wholesaling contract you find off the internet.

Let her know how many times you attempted to communicate, when you posted notice, the date you entered, etc.
