I have a lot to add and tons of knowledge, I am just looking for some feedback as to what are the first right steps to take and how to be confident that I am looking at the right projects and not thinking too big (whatever that means!). 

I’m sure there are many ways to do this that will make both you and your partner confident that you’ve protected your assists.

Never turn down an opportunity to go look at a house and talk to a seller, because each one gives you more and more experience and confidence.

It gives me a lot of confidence. 

If the deal is reasonably within the averages of what you normally can get, then you can be pretty confident you are not taking advantage.When you have these outliers, I think it's important to consider why it's such an outlier.

I read his book, scoured forms, and I’m feeling pretty confident on starting my real estate journey out of state. 

Noticing a trend of prices going downward (somewhat) I am definitely becoming more active/confident in my searches as I feel that the next couple years should be a solid time to buy some properties! 

One had made a partial (less than half) and I'm confident we'll eventually get the rest because we've butted heads with them before and they know if they don't pay they don't stay.

If you feel comfortable and confident with real estate, I would not shy away from investing remotely. 

If you have people who are confident enough in what they have seen that they are willing to apply, get those applications in and processed!
