Getting Into Wholesaling As A Newbie

I am just starting out. No previous investing or over the shoulder training. I was wondering, what steps I would need to take to get into wholesaling? I understand the general idea, but it seems a little too easy, which means Im probably misinformed. I'd love any and all advice.

I am just starting to get calls on all the postcards I sent out in the last two weeks, and it's fun to talk to people who want to sell their houses and to go look at their houses. I really enjoy the YouTube videos of Max Maxwell, Kris Krohn, Phil Pustejovski, Clever Investor, Wholesaling, Inc., real estate attorney William Bronchick, and of course Bigger Pockets! They all teach you a lot! Study up on wholesaling laws in your state. Many states are trying to restrict wholesalers. My state is also severely restricting the rent-to-own/lease option strategy of buying and selling. Great program tools to use are PropStream and DealMaker. Those are my two favorites. I'm also just trying out Rehab Estimator Pro to see if it will help me better with estimating rehab costs. There's a lot to do, so mostly try to do something NEW every day to take you closer to realizing your dream. Never turn down an opportunity to go look at a house and talk to a seller, because each one gives you more and more experience and confidence. You'll get to know all kinds of people, and you will make a lot of connections! People will refer you to other people to talk to. Spend every minute of your days learning and setting up your own system. Don't get discouraged, because people need you to help them out of bad situations quickly! You will find them everywhere if you listen to the guys I mentioned. Some people you cannot help because there is no $ margin for investors to work with.
