I forget what episode this is but there was someone up in Seattle doing something similar to this, but he talked with a builder who then helped him find the bank financing since and they understand a bit more about what is needed to make the financing work.

I have my builders license so I can run any part of the project, but sometimes let my go-to guys pull in subs because they keep them busy and as a result have a great relationship and pricing strategy, vs. when I call in the trades it's a one-off project for them and they price accordingly.

It's listed for just over $5,000/acre - which is a GREAT price around here for the acreage, but the size of the lot is much larger than most builders want, and seller doesn't want to parcel out.
