@Terrence StarkTypically the contract to buy the new house would specify that the builder/seller would deliver the type of plans you are referencing.

I'm looking to identify a builder with the following characteristics:1) Eager to grow his/her company and reputation in the market2) Has produced at least five high quality builds in Arizona which are at least 4K sq ft  3) Has proven track record of completing builds in a timely manner4) Personal capital to allocate to projects (optional, but ideal)Please reach out to me if you or someone you know might fit these criteria. are you set that you want luxury?

Hey All, I saw this post recently about Home Builder Inventory being high, showing signs of a recession coming.

Builders offered everything from rate buydowns to other buyer incentives to make their homes more attractive.

I'm a licensed builder and have done just about everything imaginable in the construction trades. 

I just learned that builders risk and liability insurance coverage can cease once a CO is issued for a new build.

we did the first 3 in a 18 month period we used internal funds so no debt.. these were 350k to 400k all in projects.. so U need cash to be a spec builder or you need investors if you dont have cash..

The builder that Vinod has a contract with is Elite builders( I never said that they were bankrupt) as I don't have this information from the builder nor the public records.

There is definitely many builders that will build below $550K.

this is what we build and we do it with newbies but make sure you partner with a builder who has experience and a track record.
