Your 5 year old carpets have reached the end of their useful life (according to the IRS, it's 5 years for carpet) so you won't be able to charge the tenant for those.  

Also my uncle is great in construction also and life in Bridgeport and has done a flip which he just stayed to live in.Jeremy river may be next time I go up to Bridgeport we can meet and talk.. 

Now that being said, if what you really want to do in life is become a realtor, then I'd suggest talking to the top producing agents in your area and have them bring you on board under their wings so that you can learn the ropes while you also earn some income.

We may hold longer than 2 - 3 years depending on where life/jobs take us.

There is also usually a battery hit since they are always running in the background waiting for a call.

I really enjoyed the process but life work and family has had me distracted.  

I am interested in building a portfolio of rental properties with the hopes that I could one day purchase apartment buildings with several dozen units and/or commercial real estate, and have the freedom to pursue that full time without the hindrance of cube-life. 

It would simplify my life if that were different =)
