I feel like this would be the best way to share responsibility and grow but want to get the opinion of others with more knowledge to help explore options and possibilities.

@David Nadelstumph if you cannot find a suitable 1031 solution, consider exploring LP interests in mobile home parks where the sponsor is electing bonus depreciation.

I really didn’t think about a cash out refi, that’s definitely an option I’ll have to explore and see if the numbers work.

I started to explore different markets and read some trends in each to narrow down the market that I want to make this deal in. 

I’m looking to acquire my first rental property and I’ve been exploring the option of taking over loans/mortgages on properties in pre foreclosure or purchasing pre foreclosures slightly over what is left owed on the mortgage and turning these properties into BRRRRs.
