Turning Pre Foreclosures into BRRRRs

Hey everybody! I’m looking to acquire my first rental property and I’ve been exploring the option of taking over loans/mortgages on properties in pre foreclosure or purchasing pre foreclosures slightly over what is left owed on the mortgage and turning these properties into BRRRRs. Does anyone have experience working with pre foreclosures that could share advice on how to get started in this process, words of caution, or lessons that you have learned while working with these types of properties? Thank you!
