Will I be liable to force the tenants out when I take position of the property?

Gotta take the investor hat off for a few minutes.In August of 2011, my wife was transfered to Atlanta from Orlando, and we were forced to sell our primary residence (  We would never have been able to rent it out.  

And if so is it even possible to in force it without spending all my time there.

Even before the huge down turn the last 14 lots I bought I had to pay off lots at 125% so the last 2 or so were free and clear. which was a forced saving but hell on cash flow.Development is wholly regional what one does in one region and what one does in another is completely different.One last point..

At a 10cap that creates an extra 9k in value per unit, or 180k in forced appreciation for your property.

This forced me to in fact buy cash, but now I can fix my credit and come Jan 2015, be able to get mortgages for investment properties.I urge everyone with little, no, or poor credit history to 1) try and bump up any limits on pre existing credit cards. 2) try and open another card if you only have 1-2 cards (especially if you only have 1 card.) 3) try and use no more than 30-40% of each card's limit

Some very close people who I have worked with have agreed to join forces and "take the plunge".

Hey how do I insure the property so the people who decide I'll damaged the property before I'm forced out so the guy who one the bid will have a new problem with his new house.

Its amazing what you'll do when your forced to do so.Find investors in your areas and network.
