We’re considering refinancing instead and putting renters in for at least a year. 

Estimates put that number at 1.7 million “gotaways” over the past three years, which gives us the 10 million estimate.

Put that capital to work and double your money every 5 to 7 years in solid strong investments. 

This money has to be put in an Opportunity Zone Fund. ( I believe there has to be a least two participants in the fund.)

If you put it on the city's radar you will need to bring it into compliance.I am not 100% sure I understand your overall question though...Are you wanting to put a rooftop deck on your roof and create a hatch in the enclosed porch to get to the roof top deck?

Class A - you won't cashflow putting down 20% and financing the rest, for at least 3-5 yearsClass B - you may cashflow putting down 20%, definitely within 1-2 yearsClass C - don't buy it if it doesn't cashflow from day one! 

Pain to set up but once you do it and put it on a system it should be easy.
