Looking to invest in my first property ,What states/markets have good cash flow

I’m looking for a market to invest In long term rental properties and my target is cash flow, what markets should I look into just to get me in the right direction?

@Joseph Fenner first, understand you will need to decide and UNDERSTAND the different Property Classes!

Class A - you won't cashflow putting down 20% and financing the rest, for at least 3-5 years

Class B - you may cashflow putting down 20%, definitely within 1-2 years

Class C - don't buy it if it doesn't cashflow from day one! 

Class D - don't go there unless you have lots of experience.

The challenge is you understanding the increasing risks to your ROI as you slide down the alphabet.
