I just acquired a triplex in Arizona.

If you're an out-of-state investor or are thinking about becoming one, what's the most important thing(s) for you when you're working through the process?

Checking in with the BP public on this...wife and I just bought and moved into a SF this May at 6.812% and the monthly payment (4319 all in) is pretty painful.

I am required to help pay for him to relocate or waive his final months rent because I did not provide "info of the exemption" in the lease or month to month change?  

Be careful out there....some of the new builds are not comparable to the old builds....many of the newer ones are all siding, no brick, no light fixtures or ceiling fans...just LED recessed lighting...no doorbell, no garage door opener, no attic stairs, one piece tubs, vs tiled baths, no landscaping, no trees, and on and on....they've taken out virtually every single cost.   

Just to clarify, you are wanting to sell your position on the lease? 

I'm assuming at least one of the house flipping firms in the area has the basic template for me to sort of copy. 

I would get a LL/tenant attorney since no one really knows how the courts will react and an atty will have the best chance of knowing how the winds are blowing.
