If you're an out-of-state investor or are thinking about becoming one, what's the most important thing(s) for you when you're working through the process? (Everything from early research to closing and listing your STR and getting money coming in)

I'm always looking for ways to step up my game as an agent that specializes in helping out-of-state investors buy STRs in the Florida panhandle/Emerald coast. And I get great feedback from them (my clients), but wanted to ask some non-clients what kind of things they're looking for in an agent helping them invest from as far as across the coast or even the ocean sometimes? 

Or another way to look at it: if you've had any really great experiences in your investing journey, what made them stand out to you?
