And even then returns can still be tight depending on how good the theming is.The instant fast cash flow was fun while it lasted, but we're moving into a more typical real estate cycle right now in this market where success is going to be determined by those with patience, looking at it as more of a long-term investment (as real estate has historically been).Agree with Shawn and Ryan.

My main redflag is the transaction instantly loses the commission paid to the realtor and the very high interest payments in the first few months.

I use a form that is zapped into my CRM and the prospect instantly begins getting info and my call center calls.

They only have date data for less than half of the records, so if you filter by date (such as last recorded, last market sale, etc) before purchasing the list, you'll instantly lose half of the records.It's hard for us to direct you as far as what filters to use because each investor has a different strategy that works for them.

The prospect usually picks up on a script in 5 seconds and rejects us harshly because they have heard it all before.Basically I use a 3 simple step approach that gets me into an immediate friendly adult to adult conversation and eliminates the instant rejection that so many investors experience.

When I see a VM pop up on my phone when there was either no ring or 1 ring, I instantly delete the VM and block the number and send it to the Hiya app so it gets flagged as a spam number.I cannot tell you how much it ticks me off - and that's the reason I refuse to even consider it.

If you have a small subdivision where if you can land a deal you know you will have a 10k-20k payday, its worth the small amount of time to allow people to put a face to the card or the website you have, and leave some information with them.

This represents actually 10 pieces of property as two owners had multiple properties for sale which instantly tells me theyre absentee owners.Tomorrow I will chart where the calls came from however it appears as if all remove me from your list were inherited leads and all by my houses were postcard leads.
