I believe this business is all about marketing so beginning tomorrow I'm going to detail for 30 days the marketing types, quantity, frequency and prospect groups.

I'm also going to post actual numbers of dollars spent, marketing types and marketing material.

I will also post the leads generated captured and fulfilled.

Ultimately I will post agreements received and profit. I'm doing this to wipeout the doubt or uncertainty some have. If this isn't something appropriate for BP please let me know.

This seems weird to me however...

The following are my five prospect groups which I will be targeting and outlining results over the next 30 days using direct mail.

1) Absentee Owners - Between groups 1 and 2 7000+- Prospects
40% equity or better
7 year ownership or longer
SFR
3-5 bedrooms

2) Owner Occupied
40% equity or better
15 year ownership or longer
SFR
3-5 Bedrooms
65 years or older of deed holder

3) Mortgage Lates - This group will average 500 a month
60-119 days late

4) NODs - This group will average 500 a month
last 30 day filing

5) Inherited - 144
Q2

Outside of these group I will be using Google PPC in my local market, I am not expecting much response however the response although low has proven to be worthy of the expense. My average CPC has been 3.30 and here is the Ad I run.

We Buy Houses For Cash
Sell Your Home Fast For Cash Now.
Bakersfield Buyer is Ready to Help
www.1800Sell4Cash.com

This 30 day Diary Campaign is the beginning of the brand 1-800-Sell-4-Cash so youll see on the marketing pieces mention of that where normally I wouldn't promote 800 or vanity numbers. I expect my call volume to be down considerably as well. Which is okay as long as my call quality is increased percentage wise.

Todays drop of mail:

479 Postcards for NODs
1750 Postcards for groups 1 and 2
144 Yellow Letters Inherited

BTW the reason for the PCs is that it happens to be the Postcard Touch time for both NODs and groups 1 and 2.

Here is the PC
