Denver has lots to do in terms of outdoor activities(winter sking and summertime hikes, etc), so I feel that it will be a desirable place to liveWith that said, I am also considering the Atlanta area as well.

I plan to keep the utilities in my name and bill the students (using a service) so that if they do not pay/miss a payment the utilities will not get turned off, especially during Winter break when they are gone for a month or more.

My question is this: am I better off just doing an end of lease with this person with a 30-60 day move out time (I’m waiting until around march to do anything.. too many ways in the winter that this person could try to sue me for a convenient slip and fall or do massive damage to my property by “forgetting” to fill the furnace).
