Denver has lots to do in terms of outdoor activities(winter sking and summertime hikes, etc), so I feel that it will be a desirable place to liveWith that said, I am also considering the Atlanta area as well.

In fact when the property is vacant, this past winter, I had the landscaper shovel snow.

I can give 20days notice. 6months puts me in winter when no one moves.

Add winter in the mix and now your talking shovels, patio chair to keep your parking space and all that's stuff.

I understand FL has a “season” during the winter months, but I assume Miami is a popular destination year round.

the market is def competitive as it is in winter park CO and its in one of the newer condo's touted as a "luxury rental"  so i am thinking Mountain Modern (i guess is the new term). 

I plan to keep the utilities in my name and bill the students (using a service) so that if they do not pay/miss a payment the utilities will not get turned off, especially during Winter break when they are gone for a month or more.

While working through this process, we gained the impression the real targets for this cross-border programme were Snowbirds in search of winter roosts and not investors.

(expensive--but why I'd test market it as is--partially furnished--remove what they don't want to a storage unit--but that's a business decision).While you are remodeling keep in mind, what if the heat goes out next winter do you have any plans to cover that, or if the sewers have a break in the line, and how much longer is the roof good for, what about the water heater (???)

My question is this: am I better off just doing an end of lease with this person with a 30-60 day move out time (I’m waiting until around march to do anything.. too many ways in the winter that this person could try to sue me for a convenient slip and fall or do massive damage to my property by “forgetting” to fill the furnace).
