Short Term Rentals in Miami Beach

I made this post because I've been considering a STR in Miami Beach. I was hoping to reach out to an investor in that area to see what kind of occupancy they've had in the Miami Beach. I understand FL has a "season" during the winter months, but I assume Miami is a popular destination year round. Also, are their condos with affordable HOAs that do not have rental restrictions in place?
