Hey BP, I am a 23 year-old college graduate that has no student debt.

I’m self employed so I try to pay as low in taxes as possible.For additional income I recently started to house hack my primary home (4bed 2bath) I am currently house hacking renting 3 room each per month to international students for $650. 

Would love to hear from any Eugene property managers or others familiar with SFH rentals to students on the 'norms' for pricing per bedroom on SFH rentals to college students versus rental for entire home. 

@Mitchell Behm, I'm not an experienced investor, but I did try this kind of house hacking when I was a graduate student.

Having this off will be crucial to getting financing. i have 0 other payments, no student loans, no car payments, no credit debt. 

I'd urge you to stick local for your first few deals. 

I’m in complete shock and didn’t know student loans would prevent me from getting a mortgage...any advice is greatly appreciated.

The current plan is to get 2-3 properties by the end of this year, primarily around college towns renting to students.

The property has 4 tenants (college students) and the lease ends on May 31st.

I still work full-time outside of my real-estate and I believe college student can be hard on your property.
