New Minnesota investor looking to get into the Industry!

Hey BP! My name is Chance, I'm 21 and quite new to this all. I have been looking into real estate for about 3 months now and it's all thanks to BP. I want to get into buy and hold in order to rent and build some passive cashflow. The current plan is to get 2-3 properties by the end of this year, primarily around college towns renting to students.
