Investing with 10k - 20k

Hey BP, I am a 23 year-old college graduate that has no student debt. I am interested in purchasing my first rental property in NJ this year. I have 10k saved up at this very moment however, this amount will increase over the next couple of months. 

I am pretty sure I will be house-hacking my first property for a year to take advantage of the FHA loan at 3.5% down. I am looking for advice and opinions about starting out with only 10k-20k. I will ask the seller to cover closing costs when I am ready to purchase. Does anyone have any experience in FHA house-hacking in NJ or suggestions for me? Any bit of information helps.
