How much work is involved in renting to college students.

There is a local university that has a nearby condo for sale. It is currently being rented by the room with 6 month leases. If I got to repair and fix up the property every six months that is too much for me. I still work full-time outside of my real-estate and I believe college student can be hard on your property.
