I would like to buy cheap plots of land in good locations, have an architect draw of plans for a triple decker (I am in Mass so anything above a 3 unit would require an elevator), finalize through the approval process, and sell the land and drawings to an developer.

I often travel from Missoula to the Flathead County for friends and family.

I don't really need something until May 2021 and have been fortunate to have found a place until then that is extremely cheap so trying to get a jump start on planning for the future.

I want to maintain this lifestyle and ability to travel, as I did in my last position before my current one.

As a side note, we had an airbnb in Aiken SC and did very well there...it is a unique community that has alot of horse and polo people traveling from all over and it has a vibrant Artists community.

Without this the rest of you liability tiers may be voided.2 - Umbrella policy - pretty much another no brainer - its cheap protection. 3 - manage debt loads - if you are comfortable keeping a higher debt limit, it is a strategy to reduce your net worth and make that target smaller. this comes into play when considering tapping equity in existing properties.these 3 should get you started. but its all up to your own risk tolerance.
