I currently invest in PA with plans to venture off in in New Jersey also.You have an option of hiring a property management company or self-managing if you decide to invest out of state.

I'm hoping to narrow down a couple markets and spend time learning their by-laws/zoning through and through.

So, my question is then is my new plan doable or is there a better strategy?

You can redirect some of your profits into a retirement account, but then you cannot spend this money or reinvest it into your next deal. 

If you are looking for a generic 80-90% of purchase to fund with a good FICO score for a normal 1-4 unit, you don't need to spend too much time on finding lenders as you have plenty of options.
