I haven't had to repair any lvp yet, but I had heard with the glue down you can just repair the one damaged piece without having to remove a lot of additional pieces like the click lock.

And since you are using a property manager, property managers do not work for free.Meaning there will probably be some sort of management charge for handling the repair man and for handling the renter, in addition to the workman's charge.

I didn’t want to spend to redo all of the area all at once since the flooring is a single run of laminate and most of it except the kitchen has a few years left.I end up getting some tile from Home Depot, but I’ll look to LVP the other when it needs it.

The other consideration I would think about when the conversation of leverage comes up is the equity you have in the property with the additional proposed leverage and cash flow of that asset with that much leverage.

Renters insurance will cover the tenants personal things and also liability in case they mess something up in your unit (as the landlord you should be named as an additional insured which allows you to tap the tenants insurance should they cause some sort of damage to your unit).
