We are trying to grow our investing to be full time, however, I am really concerned about growing smart and not too fast.  

By asking for high EMD, the buyer is more likely to close, and the seller is less likely to have to worry about the asset getting relisted -- especially given the fact that smart investors are good at taking advantage of relisted REOs.My guess is that this is just a seller looking for some leverage to get to the closing table the first time. 

I know this is a real estate investing forum but I didn't have any other relevant forums I'm a part of to ask and you're a smart bunch so here goes.
