Recommendations for property management companies in Detroit?

I'm looking for a property manager in the city of Detroit, but I can't seem to find one with good reviews and reasonable prices. I was wondering if anyone can make any recommendations?

I hired Castle to take care of 6 properties.

3 of which came from another Management company that was not doing their job. Castle was able to contact the previous management company to get all records and needed information transferred.I love so many things about them. Their communication is extraordinary. They are excellent on getting back to your phone calls and emails.They have great tenant screening process!Their books are in order.They pay out monthly.I have another handful of properties currently being remodeled. Once completed, Castle will be managing these properties as well.

I can't tell you who to go to, but I can tell you who to stay away from. Aspect Properties out of Rochester Hills. I rented a home from them in college and it was the worst experience. Now that I'm into RE, I can't imagine operating the way they do.

I should also point out that, when you look at online reviews of property managers, make sure to read details about who the posts are from.

For a PM, the odds of negative reviews from tenants are, uh, high...

Check out Marketplace Homes.  I'm pretty biased as I work there, but it's $90/mo flat and $1K to fill.  Check the reviews on google and zillow for yourself... we have over 800 reviews and rate 4.6 on google and 4.7 on zillow.

This is Max, Castle's CEO. While I regret that our relationship has deteriorated to this point, I strongly dispute your characterization of our experience working together. You came to us with properties that had been badly mismanaged by someone who, by your own admission, scammed you—properties were in such bad shape that any other legitimate company would have refused to touch them. During your time as a customer, we worked tirelessly to meet your expectations. I gave you my personal cell phone number, and devoted an entire day to touring your properties with you when you visited Detroit.

The property you're referring to had been so badly mismanaged by your previous manager that when we took it over, it did not even meet the minimum legal standard for habitability. It went into abatement after you declined to authorize the work suggested by our contractor, instead insisting on a cheaper fix against our recommendation. Ultimately, we chose to end our working relationship because your expectations about the work and money necessary to bring the property back to a functional point were not realistic.

I am very sorry that your experience investing in Detroit turned out so poorly, and it pains me that our time together ended on such a negative note. Despite it all, I enjoyed getting to know you during your time as a customer of ours, and I wish you all the best going forward.

Devin, this is a really old thread. Unfourtunatly my opinion of Castle has since swung in the complete opposite direction. They mismanaged one of my sec 8 properties into abatement, thereby losing the tenant and the worst part is that they then calmly informed me that they were resigning and walked away leaving me holding the wreckage they had created. Sadly-  despite the slick image and fancy technology platform, when it came down to the bread and butter of managing the property and taking responsibility for their actions, turns out that they are no different from many of the other lousy PM's that are a dime a dozen in Detroit. I am not surprised at the negative Yelp reviews.
