Hi Christian,Another suggestion for learning how to inspect properties would be to hire an inspector to walk the property with you.I actually just heard an interesting tip from Tarl on this BiggerPockets video at 16:21:Investment Property Inspections & Pre-Purchase Decisions w/ J Scott & Tarl YarberTarl said when he was first starting out, he would hire a home inspector to inspect the property with him and follow them around the house and ask them questions.  

Other than that it worked perfectly.It was a somewhat older unit so out of good faith I replaced it with a slightly smaller pre owned fridge.

We are pre-approved up to 600k and looking for a duplex or single family to hold and rent.

Another option that I've found is great for relocations is an investor partner that will let you choose a house on the MLS, buy it, and then rent to you at a pre-agreed price.  

I am working on my first deal and I have started working on getting a loan pre-approval.

A final resort could be to file an eviction, but of course, this should only be turned to if you feel like your other options won't work out.
