I would also recommend doing a walkthrough video so your buyers can understand the layout and make you a soft offer before seeing it.There are many more things that would facilitate the sales process on the acquisition side, but since you are starting out, keep it simple and do not make an offer on-site since you said you are new and might not know how to run the numbers.

Planning to sell two investment properties in CA and buy one primary residence in CA.Property 1 is listed and expected to sell in August to September timeframe (Around 150K long term profit, total sale price around 0.85M, no loan)Property 2 is under renovation and expected to be listed in August-September, and close around October to November (around 400K long term profit, total sale price around 1.7 M, around 0.6M loan. ~1.1 M in cash).What is the best time to buy the replacement property?

Note a condo conversion and/or coop/TIC already permitted this but financing may have more options than TIC And process may be easier than a condo conversion   Condo conversions and TIC have been done for decades/years respectively.

I am still doing the same work but set up the LT and LLC to provide improved asset protection but obviously want to structure my business so that I have both asset protection while maximizing tax benefits that i can.To be fair to my CPA he didn’t say this would be an issue, he is in the process of doing research to verify the impact of the organizational structure changes and I was looking to educate myself in parallel obviously hoping my research and my CPA’s landed in the same place.

A little bit about my experience in Real Estate… I started a couple years ago doing some house flips in Detroit ( It was a 2 year plan) then decided to sell everything, moved to Washington DC which can’t afford anything in the DMV area but last year I purchased a very nice 3500 SQFT Duplex in Shaker Heights, suburb of Cleveland.
