First Wholesaling Appointment. Any Help Appreciated!!!

I have been cold calling and found an owner who is interested in selling. He wants me to call him tomorrow to set up an appointment to see the house. I am a complete newbie and don't know any experienced wholesalers that I can call to ask to accompany me on the appointment. I would appreciate any tips and resources that anyone can give me! 

The appointment is in Leavittsburg, Ohio near Warren and Youngstown, OH. I would LOVE any local people to touch base!!!

It's great that you got a lead for an appointment, but why weren't you set up for success? Why send things out to get appointments if you have no idea what to ask for when you get there?

To make the most of it, I would go on the appointment either way to get a rep, but many appointments are savvy sellers just vetting you. @David Ramirez has some great advice above.

The most important things to know are:

1. Where are they going if they sell?

2. Why do they want to sell to you?

3. How much do they think their house is worth?

Questions for you:

1. Do you know how to evaluate repair costs so you know what offer?

2. Do you have access to know what other similar homes sold for on the market?

3. What financing are you using (or cash) and is that the same message that went out on the ad that got the call? Meaning if you said you will buy quick for cash, do you have cash?

4. Do you know how to explain the assignment in wholesaling?

5. Do you have anyone to sell this deal to, wholesaler groups you are in, or contacts after the appointment to help you dispo the deal?
