They will be less biased vs. brokers.Arbor is a MF lender.Here's a report they've done on the Cincinnati market (so you can see an example):https://arbor.com/blog/cincinnati-multifamily-market-q1-2019/They reported the average cap rate across that market to be 6.7% cap.Granted that is across the market - and you need to dig deeper into the submarkets you're interested in.
