Looking to break into Self-Storage - Who's has good training?

I'm investing in residential NPN's. My taped often come with commercial NP. I basely discard these because, I just don't know what to do with them. Seems like a waste. I'd like to turn these Dark retail spaces into Self-storage. Figure out some basic calculations to see if it worth pursing. Then present it to a fellow investor with more experience. Maybe we can get into a space that is undervalued.
