In an effort to mitigate the amount of catastrophic mistakes that I’ll make as a newbie, I’m running numbers on potential deals to refine my understanding.

Now that I have a wife and three young children I realize that my risk taking affects them, too, and no matter how well I mitigate my risks there's always the chance of a deal or two going bad.

Plus as you start to have more rentals you can mitigate the risk and therefore having less money as a group per house.
