Should i call real estate agencies to find deals or to be called when something hits the market?

I’ve contacted an attorney and, other agencies nothing.  

Looking at properties, networking (going to functions, volunteering, working open houses for agents who are busy, manning the agency's phones etc) left little time for the wife and my young son. 

Most non-agency loans will also adjust similar to conventional loans.Investment properties are bought with conventional or non agency mortgages so there's going to be an adjustment based on credit score for them without regard to purchase or refinance.Talk to a lender in your area about your specific situation and shop around. 

Just in case, I had looked up whatever agency was in charge of habitability issues for rentals. 

In my 9 to 5 job I work heavily with OSHA and EPA rules, and I could do a great job of advising people/companies what those government agencies have written, what they actually mean by what is written, how they would verify if you violated the law, and what liberties you may be able to take in certain "gray" areas.
