Finding Foreclosures For First Flip

Hello everyone hope all is well, I am looking for a SFH in Somers Point NJ, 08244 (can pay cash). My mom just sold her 3br 2b 1300sq house here fully renovated for 250k. We are looking for something under 100k to put around 30-60k into the rehab and sell for 200-220k. What should we be looking for? Pre foreclosures, foreclosures, sheriff sale? Should i call real estate agencies to find deals or to be called when something hits the market? I tried looking online sites but they are not updated. Is there an updated site? It is hard to find homes under 100k in this town but they are out there. I heard there was a way to see houses before the realtors get them, maybe thru a bank realtor or something(please explain)? We can get an addition (family room, bathroom, bedroom) done for 12k or 15k with a fireplace. Should we look at 2br 1b and add an addition or just buy a 3br house instead? Where do we need to look to find the cheapest house as possible and get the best deal. Being able to pay cash would make this part easy i would think? Also if anyone could break down foreclosures the most simple way i would appreciate it! Thanks
