Since this was not disclosed from the seller in the Rent roll we did not validate this information when going through the documents.

Does the buyer pay insurance, taxes, maintenance, everything over $500 in expense etc.  

Most lenders use boiler plate documents for their loans.

Plus you will have to lock down a contractor who is licensed, insured, etc which can be the biggest headache of all.

When my buddy loans me a few bucks, I don't have to notarize 10 pages of documents to securitize some RE.
