Relationship with wholesalers will come along the way but in this current market inventory is so tight, everything sells (sometimes over market) so the timing is not ideal to target Wholesalers as your only source of deals. 

It seems that you're right in an RV not being an ideal fit for your family's size, so I too would scrap that thought.

After my initial research, I think I might want to try looking into a rehab/flip or rehab/rent (buying fixer uppers in established neighborhoods, ideally where I can eventually build an ADU on the lot,) and down the line move towards lots zoned for multifamily properties on large lots (to maximize the real estate, or have off half the lot and build another dwelling on the new lot.) 

I always thought that "syndicating" meant finding equity partners.Going to a bank would be ideal, but if that option is not available for some reason. 

I assume track home builders and custom builders offer two types of warranties, and im interested in the scope of the former (since i would like to not cover everything). 

My CPA advised me that S-Corp’s are not ideal for real estate.

I'm thinking a med student in a 3 year residency would be ideal. 

Because the zoning allows for a business or short-term rental and the location is ideal for both.

But, if these are all custom sizes i would say thats reasonable.
