Builder's warranty scope?

Im about to sell a new construction spec home, and im would love to see a copy of a 1 year workmanship warranty. I assume track home builders and custom builders offer two types of warranties, and im interested in the scope of the former (since i would like to not cover everything). My closing attorney i usually use says he doesn't deal with them, unfortunately.
