Lead paint, overhanging tree limbs, septic systems can all be hidden costs.  

I am amazed at all the different things they were able to cram into that house because of how shaded off it was from trees/ bushes.. but still right on the corner of a busy intersection.

I just closed on a duplex that needed some rehab in the kitchen and bathroom, but then my PM noticed the roof was entirely rotted due to the tree branches laying on the roof directly for probably years. 

Bird in the hand, forest for the trees, move the target closer, that kind of stuff, lol.

I've had concrete/framing crews cut down trees for a 24-pack of beer and caulk hardie slats,eaves,fascia and trim on an entire exterior for $100.00.  

those tree's dont' complain they just grow and and grow every day becoming more valuable as time goes on...

From house robberies to tree limb fell hit renters car to ac going out on holiday it would be 4 days to get new unit, they claimed health issues and rented hotel room.

You don't want me to drive up and decide there is no reason to go in or to go in looking for additional issues.Just for selling...Thin and trim the trees.
