Hoarder house extreme
WELL finally done with my 5th Hoarder house of the year here in the Portland Metro area... All of them Demo'd
this one took the cake though 150X 150 lot.. going to bust into two lots.
Just tallied up my dumpter receipts and other costs.. a little over 60k including demo house and asbestos remediation .
But what floored me was the weight in the dumpsters and this after we had scrappers and metal pickers on site for about 3 to 4 months as we would clear out one level of crap.. OVER 260,000 lbs hauled to the landfill.... NONE of it DIRT all stuff.... that's a record for me.
If I knew how to post pictures on line I would.
in the house we found deceased Cats.. Live Boa ( that made the local Television news).. 2 neighborhood meetings.. probably 50 complaints .. worked hand in hand with Code enforcement.. Paid off county code enforcement at reduced fee ( usually pretty easy to negotiate down these things if your the new owner and going to actually do something).
NUMBERS:
230k to buy it cash
60k hard cost 20k soft costs in it 310k... will take the first 600k for the bare lots that's 300k each lot... 2800 to 3k sq ft home sell for about 1 million.. I was going to build them but we are fully engaged in other projects and I think I just want to cash out and move on.. Since I did not bring it into inventory and or subdivide it yet and will have owned it a year I am going to go for Cap gain treatment.
That was an interesting one that's for sure..
