There's still some decent cash flow in the Bay, but you have to go the periphery (Richmond, E Oakland, Pittsburgh/Bay Point, some of San Leandro & Hayward..)

However, if I had more time than money, and I did not mind door knocking (which I would hate to do, personally, but I know for others like Anthony E Russell is the preferred method), I would get a list of non owner occupied properties from the title company, and then drive around and see which ones are vacant.

I have a similar background Mike w/a BS in Hotel Admin from UNLV and an MBA from NY, but if I had to do it all over again, I'd avoid the Hospitality Industry - even though while in it working in a front of the house well tipped position w/a decent hourly wage in Vegas and Reno Mega Resort Casinos, I surely didn't need any degree in Hotel/hospitality.
