Tell Me Some Secrets! - Finding Potential Houses

Okay so I was wondering how I can find houses, and get in contact with homeowners that Investors don't already know about (or don't have time to find out about). Investors can easily find good deals online on the usual sites, but how do wholesalers find the good deals? Or do I not have to? Is the trick just seeing what they see, but acting on it because I am the wholesaler, and I'm the one that essentially tries to persuade the seller/potential seller?

Please fill me in on ways and secrets on how to find potential sellers.

I don't mind door knocking, (but I need addresses!) and I'm talking about other then business cards and bandit signs (those are on the way as we speak :). )

Thanks again guys,
-Mike

Another great idea is to just market yourself like crazy!

Make sure you let everyone you work with, family members, friends that YOU are looking to buy houses. I've been pretty active in doing this the past 8 months and it has resulted in private money opportunities and I even got a nice sized wholesaling deal.

Offer anyone a dollar amount $1500 or something if you end up buying the house they refer you to. Many times the best deals can often be one degree removed from your contact - Friend's grandma, second cousin, co-worker's mother, etc.

Don't be shy, the best of all, this is free to do. You may want to make a blog or have a website so you have a place to send people to. It helps with credibility.

Best,

AG
