but I’ve found that I’m constantly going back and forth between apps (Zillow, Trulia and Realtor) to figure out what info I need.Would be great if one site had all the info easy to access/search.I know some apps allow keyword searches but I think a 6 unit specifically may not show like something like “multi-family” would.

A lot of folks on this site are wicked smart and do well with complicated formulas.My first "go to" formula is:  offer price <= (potential rent) x (50) - (rehab cost)For example:  offer price <= $2100x50 - $5000 or $100,000You can move your "50" number up a bit if you want.

The seller might then have no choice but to fix the foundation or sell the property to someone, like most of the investors on this site, who can purchase with cash or non-conventional financing.
