I'd suggest that you start listening to the BP podcast, maybe when you are in your car.I do some investing in Austin, and some in DFW too, and have a restaurant in Canton, which isn't too far west of Tyler.

That development is going to be another destination area for downtown with a grocery store, apartments, restaurants, and shops and is going to be nice but it will put more pressure on the rental market.

We see some new construction (Mid-rises, SFR, Etc), also a vibrant bar & restaurant scene on Mamaroneck and Main Street but some of the areas look depressed.
