White Plains, NY - Good place to Invest?

Hi Everyone:

My partners and I are interested to invest in White Plains NY. We are focused on SFR below $500K with a fixer-up potential...basically an upside. We see some new construction (Mid-rises, SFR, Etc), also a vibrant bar & restaurant scene on Mamaroneck and Main Street but some of the areas look depressed. Does anyone know which are the hot areas and which we should avoid from an investment standpoint? Any feedback is appreciated.
