[b]Mexican Standoff with Citibank - Help[/b]

Help! The 2nd. lien holder, Citibank is not answering our requests.
We finally have word from WAMU (1st. lien holder) that they will approve the short sale if and only if Citibank will give them a written agreement to discharge 2nd. lien for $3,000.
Citibank wants approval of short sale in writing from WAMU before signing any agreements. We are in a Mexican Standoff.
Does any one have an idea how to cut through this BS.
Please help. I am worried the buyers may walk and than it's foreclosure city for the seller. Thank you.
