My past history included holding SFR and multi units for the purposes of tax shelters.  

I don't think a lending agency will loan me money to buy my own home due to my lack of job history however I will have this settlement money and was thinking a rental unit paid for in cash might help generate some income for me.Any thoughts?

They have Medical School Records/Transcripts from their home Country.

If they won't because your young without a lot of credit history you may want to see if a realative is willing to co-sign the loan.

Those same people told me that I wouldn't finish school and that it would be too hard.

I know this is the lowest in history on rates.

My only comment would be have you confirmed your real estate taxes(Dormont borough, Keystone Oaks SD, school earned income, etc.)?

In addition to having an excellent tenant pool and a great school district,  rents and home prices have been increasing steadily.I have a great escrow company that I have dealt with often,  Havent done a double close withthem, but I dont see that posing a problem for them. 

We are living in a home and neighborhood we love and are a year in to a school that we love and would be happy having 1-2 children at for the next 8 years.

I personally enjoyed clicking the purchase button on Amazon Prime and giddy like a school girl when its delivered to my house.
