House Hacking and Offer Accepted

Hi, Bigger Pockets. 

I just made an offer on a Duplex In Pittsburgh, PA and it was accepted. The units are both 2 bed room and 1 bath. The bottom unit is currently rented for $850 and I believe is low. The upstairs unit should rent for $950 and my wife and I plan to move in for the time being. I have included my rental property analysis and would appreciate feedback and advice

Congratulations! My only comment would be have you confirmed your real estate taxes(Dormont borough, Keystone Oaks SD, school earned income, etc.)? The school districts are really on it to reassess if you're buying it for a lot more than it's currently assessed. Unfortunately here in Pittsburgh, the prices are low and you can get great cashflow, but you have to be careful with picking the right area that doesn't kill the deal with property taxes.
