While I ardently support and respect @Ken Rishes and do agree with him about newer homes over purchasing old PRE HUD or even circa late '70's to early '90' HUD MH's.

PLUS, most successful investors respect themselves and their loved one enough to share their time with people who ad value to their LIVES...not just deals.

Probably a 1031 exchange is the only answer that would make sense and those have to be ready to go (I believe established within 45 days and closed within six months of the receipt of proceeds of your sale).Further proof that nothing is casually done anymore.

Using private money tacks established track record and personal connections mostly.

Depending on if I choose to rent or flip the house, the rehab could go up or down, but it is in an established & quiet neighborhood with great access to shopping, Costco, restaurants, the Air Force base.

I'd like to pick the brilliant and experienced minds of fellow REI's as to how to establish a solid lead generation system.  

Respect their time and handle writing offers and viewing property yourself.

Members of the community understand what they are getting into and respect the "house" rules in regards to networking, being obnoxious, etc.Lastly, I think we will continue to head into a shared ecosystem as a society and these spaces will become more and more common and in demand... especially with the rental prices that continue to rise in LA's private offices.

In that respect, since my "second job" and "home" are one in the same shouldn't I be able to deduct travel between my home and main job?
