If I have one account and I bid 5% and I tie with the bank who also bid 5%, then the auction software has a program that randomly picks a winner from all the accounts that bid the lowest rate.

I have an electric problem at a rental in Maple Valley now, so hoping you can do a referral.The electrician that I worked with is in the island, and always so busy that for my random, and small jobs that cannot make it right away, i'll need to wait a few weeks.

As mentioned previously, if people get along well, there tend to be a lot less problems but I have rarely seen this when renting out to random people.

With a vigorous but randomly appointed timeline,  coupled with a 2 question (weak) why, I see a motivated buyer.

(this probably applies more to a pool of properties versus a single property where you might experience some bad luck such as a random off month where renters aren't looking but you have a vacancy to fill. 

As a manager, I had the same experience - tenants would text, email, call, grab me randomly in the hall... if you expect them to fill out a form, you'll just be irritated all the time.Not sure if that's what you meant.
